Sales and value over time
How many homes changed hands above the line you picked, and what they were worth together. The bars are the count and the line is the money. Read them together: a quiet month with one enormous sale is not a busy market, and the two pulling apart is usually the story. Abu Dhabi reads by year on both lines, because the whole market here is smaller than one Dubai year.
The price of the same home, held fixed
Most price charts move when the mix of what sold changes. One year sells more big villas, the next more city apartments, and the average jumps about even if nothing became more expensive. This holds the building fixed and compares a home with others in its own project, so what is left is price. Each line is fitted on its own tier, never sliced out of the other, and it is refused outright where the data will not carry it.
The ladder inside the tier
The line you picked is the front door, not the room. This splits the tier into its own bands so you can watch the market climb its own ladder. Switch to value and the top band takes a share of the money far bigger than its share of the sales.
What kind of home, and how big
Apartments against villas, and then the bedroom count. At this level the two are almost different markets: a villa buyer and a penthouse buyer are rarely the same person, and the mix moves with what is being finished as much as with demand.
Where the money goes
Areas ranked by how much business they do above the line. Every row shows its own count, and an area needs at least 30 sales to appear at all. Two medians are given: the plain one across every sale, and the layered one that takes the middle of each project first and then the middle of those. When they disagree, one project is driving the area, and where a single project is half the area or more it is named on the row.
Which buildings sell
The same ranking, project by project. A project needs at least 20 sales to appear, so a single record deal cannot put a name at the top.
How these homes were bought
From the developer or from another owner, over time. This export carries no off-plan flag for Abu Dhabi, so only the developer against owner split is shown, and nothing is guessed to fill the gap.
The ten biggest sales
The largest registered home sales in this window, above the line you picked. Prices only, with the building, the area and the month. No buyer or seller names: the register does not carry them, and neither does this page.
What they rent for
The yearly rent of a home divided by what it sold for, worked out home by home for homes above the line.
